This week is a “Best of Real Estate Radio Boston” show. We welcome Doug Munsell of Longwood Appraisals. He talks about some of the challenges he faces in appraising in this real estate climate. Up next, Peter Milewski, Director of Home Ownership Lending for MassHousing. Peter explains that MassHousing is a quasi-state agency, chartered to help low and moderate income homebuyers. They also have the authority to do refinances. It is not just for first time home buyers, it is also for low and moderate income move-up buyers as well. The loans are for those low and moderate income buyers that are making up to 135% of the adjusted median income in a market. In Boston that is over $120,000 a year. About 60% of home buyers will qualify for a MassHousing Loan. MassHousing is an investor that buys high quality loans from lenders. Their goal is to create a product that is easy and affordable for low and moderate income people to use to get a loan. Their debt to income ratio requirements are about 41-45%. They can go down to a 3% down payment. This is Rick’s favorite loan program. There is a great deal of information in this segment. Listen in to hear more about this fantastic loan program. Doug and Collin Bray of Century 21 Cityside join us. They are part of a family run business, located in the Back Bay, and have been in business for over 35 years and have over 20 agents available to service your needs. Century 21 Cityside provides both Rental and Sales Services. They specialize in working with investors, buying multi-family homes and condos. They give us a wealth of information on the real estate market downtown and spend some time talking about the Millennium Towers, as well as the Christian Science Church Development. They offer some great info on both of these properties. Doug and Collin also share some insight into what makes a new Realtor successful. Chris has a team he works with and has been servicing the needs of his clients for over ten years. He is seeing a lot of “step-up” buyers, those that are selling their first homes to buy a larger one, as well are owners who are selling to downsize.
